Farm values 2023 up again in South-Western Ontario
According to a report by Valco Consultants published in February 2024, average land prices in South-Western Ontario increased 10.2% in 2023 in comparison with 2022. That brings the annualized compound return rate to 13% for the period between 2010 and 2023.
Median land values in Southwestern Ontario stood at C$25,571 per acre (1 acre = 0.4 hectare) in 2023.
Based on what we saw on the ground in 2023, good farmland was traded at C$32,000 per acre, an even higher rate than the median price. Regardless of high interest rates at 5% (policy interest rate by the Bank of Canada), the scarcity of offer and continuous high demand resulted in further increases of land values.
A large part of the agricultural land managed by FIAN is located in the Chatam region of Southwestern Ontario. We have chosen this region for the outstanding quality of its soils which are perfect for cash-crop farming. Some of the investments that we manage for our clients are also located close to urban centers, with lower transportation costs needed to bring produce to transformers. These areas might also take advantage of future zoning changes, to transform agricultural land into residential zones.
